If you own a home priced above $500,000 in Yukon, Mustang, Tuttle, or Newcastle, the July market data has a clear message. Priced right, your home still sells fast and close to asking. Priced wrong, it sits.

Inventory is stacking up at the higher price points

Canadian County (which covers Yukon and Mustang) is running 10.7 months of supply in the $600K to $650K range. The $800K+ price points are sitting at 10 to 11 months. Tuttle sits between 8 and 10 months across the $500K to $600K range. That is a lot of competition for one buyer's attention.

For reference, anything above 6 months of supply is technically a buyer's market. At these price points, we are well past that line.

The homes that priced right sold fast

A Newcastle home in the $850K range closed at 109.5% of list price in a single day. A Tuttle home in the $640K range closed at full list price in 28 days. These sellers understood their market, priced strategically from day one, and captured buyer attention immediately.

The homes that were overpriced paid for it

A Yukon-area home over $1M closed at 74.2% of list after 133 days. A Tuttle home in the $865K range closed at 86.8% after nearly a year on the market. Those are real dollars left on the table, plus months of carrying costs, showings, and disruption.
