Some people call the way I run my business controversial. I've been doing this for seven years now, and I've noticed that while agents who tell people exactly what they want to hear usually get the listing; but they don't always keep the client happy through the whole process. I'd rather do it the other way.
I Won't Tell You What You Want To Hear
If your home isn't going to sell at the price you have in mind, I'm going to tell you that before we sign anything. Not because I want to talk you down. Because a number that isn't grounded in the market costs you time, showings, and eventually money when the price has to come down anyway.
An honest strategy from day one means we're both working from the same reality. That's what actually gets a home sold.
The Strategy Is More Than the List Price
Picking a number is the easy part. The real strategy is what we do if the phone doesn't ring the first week. Or the third. A price is a starting point, not a plan. Before I ever put a sign in the yard, I have a plan for the "what if it doesn't move right away" scenario, not just the "best case" one.
Buyers get the same thing from me. A strategy isn't just finding a house you like. It's knowing what we do if the first offer doesn't get accepted, or the inspection turns something up.
If I'm Not the Right Fit, I'll Tell You That Too
Not every agent is the right match for every client, and I'm not going to pretend otherwise just to get the business. If I'm not the right fit for your situation, I'll say so, and I'll point you toward someone who is.
That might cost me a client here and there. It also means the people who do work with me know I'm not just telling them yes to close the deal.
This Is My Profession, Not a Hobby
