If you're shopping above $500K in the Greater Oklahoma City metro, you're not looking at the same market as everyone else. The $500K+ segment moves differently than the rest of the market, and August's numbers make that clear.
More Supply Means More Room to Negotiate
In Edmond, homes priced $700K to $750K carried over 10 months of supply this August. Homes in the $500K to $550K range sat closer to 3.7 months. That's a wide gap within the same city, and it tells you something important: the higher you go, the more leverage you have as a buyer.
Canadian County, which covers Yukon and Mustang, told a similar story. Homes priced $550K to $650K carried 9 to 13 months of supply. In Grady County, which covers Tuttle, supply in the $500K to $550K range ran 14 months.
None of that means these homes are sitting because something is wrong with them. It means sellers in this range are competing for a smaller pool of buyers, and pricing strategy matters more here than it does at $300K.
Well-Priced Homes Still Move
Here's where it gets interesting. In Edmond, homes priced $650K to $700K had a median of just 3 days on market. Homes priced $500K to $550K went under contract in a median of 59 days. Both ranges are in the same city, same month.
The difference isn't the price bracket. It's the pricing strategy behind each individual home.
Canadian County saw the same pattern. Homes priced $650K to $700K closed in a median of 3 days at full list price. Meanwhile, homes priced $600K to $650K sat for over a year before closing.
What This Means If You're Shopping This Range
You have more time than a buyer shopping at $250K. You have more negotiating room. But you still need to move decisively when you find a home that's priced correctly, because those homes are still getting multiple looks and closing fast.
