This Norman Home Sold in One Day, Over List Price

This home was under contract in one day and sold over list price. These sellers closed on their new home ahead of schedule, and were still able to host their son's graduation in the Norman home, because we negotiated the timing to make it work. Here is the full story.

Getting the home market ready

The first step was a walk-through of the property. I gave my sellers a clear list of what needed to happen before we hit the market. Fresh paint, a few small updates, and some general freshening up. Nothing overwhelming, but the details matter.

Next, we brought in a professional stager. She moved furniture, edited down personal items, and helped the home feel spacious and show ready. When buyers walk into a home that has been prepared well, they can picture themselves living there. That is what turns a showing into an offer.

From there, we brought in a professional photographer. Excellent photos are not optional. They are the difference between a buyer scrolling past a listing and a buyer showing up at the open house.

How the marketing performed

The listing went live and did what a well-prepared listing should do. It pulled over 9,000 views on Instagram alone. The open house was packed with engaged buyers who took their time in every room. By the end of the following day, we were under contract. Over list price.

That is what happens when the prep work is done, the photos are strong, and the marketing meets buyers where they already are.

The timing puzzle

Here is where things could have gotten stressful. My sellers were moving to Tulsa, but they also had their son's graduation to host over the holiday weekend. They needed to be in the Norman home for that, but hey also needed to close on their Tulsa home since one spouse was already working there.

A lot of moving pieces. This is where strategy matters more than luck.

How we made it work

I negotiated a leaseback with the buyers so my sellers could stay in the Norman home for about 30 days after closing. That gave them room to host the graduation, finish packing on their own schedule, and move to Tulsa when they were ready. It also let them close on their Tulsa home earlier than they thought was possible.

The spouse working in Tulsa got to settle in early. The rest of the family stayed put through the celebration. Nothing rushed, nothing sacrificed.
