If you're shopping for a home above $500,000 in the Oklahoma City metro, you're stepping into a very different market than someone shopping for their first home. If you're looking in Yukon, Mustang, Edmond, Tuttle, or Newcastle, the numbers at this price point give you more room to breathe than most buyers realize.
The overall OKC housing market has about 3 months of inventory. Above $500,000, that stretches to 4 or 5 months. Above $800,000, closer to 6. More inventory means more choices for you. It also means less pressure and more room to be thoughtful about your offer.
Here's what the June numbers show for buyers in the Oklahoma City metro.
In the $500,000 to $600,000 range, about 41 to 44 percent of buyers paid at or above list price. In the $800,000 to $1 million range, that number dropped to around 24 percent. The higher your price point, the more room you have to negotiate.
Seller concessions are also common right now in Yukon, Mustang, Edmond, and across the OKC metro. Just over half of closed sales included some form of seller-paid closing costs, with a median around $6,000. That's real money you can use toward a rate buy-down, closing costs, or updates after you move in.
And homes in this price range are sitting on the market longer. That means you usually won't need to make a decision in 24 hours. You have time to walk through it twice, sleep on it, and bring in the right inspectors before you write your offer.
If you're relocating to Oklahoma City from out of state, this is one of the reasons the OKC metro feels different from what you're used to. Wide open spaces, slower pace of life, beautiful but affordable homes, and a market at this price point that gives you room to breathe. Suburbs like Edmond, Yukon, Mustang, Tuttle, and Newcastle each have their own feel, and finding the right fit matters more than moving fast.
