If you are buying a home in Oklahoma City or searching for your next place in Yukon, Mustang, Edmond, Tuttle, or Newcastle, here is your map for the month. This update is based on May's closed numbers, since that is the most complete data available when June begins. Think of it as your GPS recalculating before you hit the road.
Current Conditions: More Lanes Open UpInventory across the Greater Oklahoma City metro is up. Active listings climbed to 6,644 in May, a 14.7% increase from this time last year. If you are shopping for homes in Yukon, OK or browsing what is available in Mustang, OK, that means more homes to compare, more room to negotiate, and less pressure to make a decision in 24 hours.
Closed sales were also up, with 2,143 homes selling across the metro in May, a 1.6% increase year over year. The market is moving. It is just moving with more options on the table for buyers than it had a year ago.
Median sales price across the Greater Oklahoma City area landed at $270,000, up slightly from last year. Prices are not dropping. They are holding steady while buyers get more breathing room.
Signs to Watch For Along the WayA few signals worth knowing before you start touring homes in the OKC metro:
Homes are sitting on the market a median of 33 days before going under contract. That is about the same pace as last year, so well-priced homes in Edmond, Yukon, and Mustang are still moving.
40.7% of homes that closed in May needed at least one price reduction first. If your search in Newcastle, OK or Tuttle, OK turns up a home that has had a price drop, that is often a sign the seller is ready to negotiate.
55.8% of sellers paid some form of buyer concession in May, with a median amount of $6,000. That is more than half of all sellers helping cover closing costs or buying down a rate. Worth asking about for any Oklahoma City area home you are interested in.
Detour Ahead: The Overpriced TrapHere is the clearest signal in the data. Homes priced correctly from day one had a median of just 10 days on market and sold at 100% of their original list price. Homes that needed a price reduction took a median of 122 days to get under contract and settled for about 93.7% of their original list price.
That gap matters for buyers too. An Oklahoma City area home that has been sitting and just had a price cut is often more open to offers below asking, covering closing costs, or working with your timeline.
What This Means If You Are RelocatingIf you are moving to Oklahoma City from out of state, here is some quick context on the areas I work most closely with:
Buying a home in Edmond, OK is running tighter than the rest of the metro right now, with 3.0 months of supply and a median sales price of $403,750.
Your Yukon, OK home search sits in Canadian County, which also covers Mustang and Tuttle. The median sales price there is $276,450 with 3.5 months of supply. Homes in Mustang, OK and Yukon, OK tend to offer more square footage at that price point than you will find closer to the city core.
If Newcastle, OK is on your list, McClain County has a median sales price of $290,000 with more breathing room at 4.1 months of supply, making it one of the more accessible markets right now.
Norman is just south of OKC and is the tightest market in the metro at 2.3 months of supply, with a median sales price around $270,000.
Wide open spaces, a slower pace of life, and homes that are still more affordable than most other parts of the country. That is what continues to draw people here from all over.
