What the Spring 2026 Market Is Telling Us

Spring is one of the best times to sell a home in Oklahoma City, and the April 2026 numbers back that up. If you've been on the fence about listing, here's what the market is actually doing right now and what it means for you as a seller.

The Market Is Active and That's Good News
Buyer activity is picking up. In April 2026, there were 2,087 closed sales across the Greater OKC metro, up 8.5% compared to this same time last year. Pending contracts jumped 10.3% year over year, which means more buyers are actively making moves right now. More buyers in motion means more eyes on your home.
New listings also increased 7.4% from last April, so competition is rising but so is demand. The window to list before the market gets even more crowded is right now.

We're Still in a Seller's Market

With only 3.0 months of supply metro-wide, we are firmly in seller's market territory. To put that in perspective, a balanced market has 6 to 7 months of supply. At 3 months, there simply aren't enough homes to meet buyer demand, which works in your favor.

In Canadian County (which includes Yukon and Mustang), supply sits at 3.6 months. Cleveland County is even tighter at just 2.2 months. If your home is priced right, buyers are ready.

Though, it may not feel like a seller's market. Because while it is, listings aren't always flying off the market in a weekend. Buyers are still negotiating. They're asking for closing costs, requesting price reductions, and taking their time. That's the reality of this current market. The data-defined advantage still belongs to sellers, but only to the ones who come in with the right price and the right strategy. A seller's market rewards preparation, not assumptions.

Pricing Right Is Everything This Spring
Here's the stat that every seller needs to hear: homes that were priced correctly from day one sold in a median of just 11 days and received 100% of their original asking price.
Homes that needed a price reduction? They sat on the market for a median of 123 days and ultimately sold for 93.4% of their original list price, a difference of about $13,750 on a $275,000 home.
That's not just a number. That's months of extra mortgage payments, carrying costs, and stress, all because the price wasn't right at the start.
In fact, 62 out of every 100 finalized listings in April were considered overpriced. Either they failed entirely (31%) or required a price reduction before selling (31%). Don't be in that group.

What Sellers Are Doing to Win
Even in a seller's market, 52.1% of sellers paid some or all of the buyer's closing costs in April, with a median concession amount of $6,875. That's up $1,173 from this time last year.
This doesn't mean you're at a disadvantage. It means that strategic sellers are using concessions as a tool to attract qualified buyers and close faster, rather than letting a home sit. It's a conversation worth having before you list.

What About Your Specific Area?
The metro-wide median sale price held steady at $265,000 in April, flat year over year, which signals a stable, healthy market rather than a bubble. But here's what's interesting at the local level:
Canadian County (Yukon/Mustang): Median sale price of $279,990, up 1.7% year over year. Closed sales up 15.6%.
Cleveland County (Moore/Norman area): Median sale price of $260,000. Supply down 8.3% from last year, one of the tightest markets in the metro.
Oklahoma County: Median sale price of $262,000 with 38.8% of homes selling at or above list price.
Every neighborhood tells a different story, which is exactly why a local pricing strategy matters more than a national headline.
